A Unique Flip Locks in a BIG Payday
Robyn has been working in real estate investing since late 2020. She decided to start her own wholesaling business to source off-market wholesales and flips.
Robyn and her husband left the restaurant industry to make a better life for themselves and their children. Robyn has been tackling a perspective filled with abundance and positivity. Her positive attitude has helped her successfully tackle some big deals!
Here’s her story of how she’s netting 175k with one deal…
The Story
The seller had previously lived in the home and raised his children in it. He had since moved into a larger home and had kept the other as his “hobby/man-cave”. He was slowly flipping it from 2016.
He had ended up telling Robyn that for him it was more about the simplicity of doing an as-is sale rather than needing to finish the flip and have others nitpick him at the closing.
The Rehab
Robyn bought the property with the goal to flip or wholesale the property if she needed to. She knew there was huge potential for upswing on the property, so she decided to take it down herself and see what happened.
The uniqueness of the property came in that the seller was a skilled carpenter and had actually purchased lots of nice materials for the flip. As such, he had solid wood doors and trim sticks sitting in the garage, stained and ready for placement. He had done custom Amish cabinets and high end granite countertops. He also had brand new Kohler faucets in a box waiting to be put in.
The big goal for Robyn was to strategically incorporate his previous finishes with a design that was relevant in 2022.
She hired a total of 34 contractors and vendors for the job site over an 8 week construction timeline.
Robyn then hired a stager to stage the main living spaces, which she believes helped move the property into a bidding war. This ended up getting the property sold for 38k over asking price.
